Lawns
 |
Lawns should look
generally healthy and appearance (color and visible texture) should be
consistent within the community.
|
 |
Lawns should not
be permitted to become overgrown or have significant dead areas (resodding
and/or fertilization may be required), should be kept relatively weed-free and
perimeters should be properly edged.
|
TO CITE, lawns should be overgrown or have significant areas of dead
grass, weeds or unedged perimeters, or should look generally unhealthy as
compared to other lawns in the community.
Landscaping
 |
Recognizing that
landscaping techniques, tree/plant selection and quantity are unique to each
homeowner, review should mainly focus on the state and condition of the
landscaping. |
 |
Garden
hoses are required to be maintained in a neat fashion, that they are on a
hose reel, or hung neatly when not in use.
General |
 |
All landscaping
should look healthy and be free of easily visible dead material. |
 |
Beds should have
ground covering of some type to create a finished look (e.g., mulch,
decorative stones or rocks, ground cover plants, etc.). |
 |
Mulch and/or rock
beds should be kept free of readily visible weeds. |
 |
Adornments,
accessories, borders, etc. should be in good condition, properly constructed,
free of visible defects and kept clean and free of readily visible and
significant mold, mildew and dirt. |
 |
The front of a
home should not have significant areas that are barren of any landscaping. |
 |
All equipment such
as air conditioning/HVAC units, water softeners, sprinkler pumps, pool pumps
and filters, etc. should be landscaped from street view.** |
It should be noted
that the City of Parkland has a City Ordinance that requires the concealment of
AC units and pool equipment from view.
This means that landscaping shall
be of the appropriate height and density so as to conceal equipment from street
view.
Trees
 |
Should be
maintained in a generally even appearance. |
 |
Growth should not
be lopsided to one side. |
 |
Tops and sides
should not have “long arms” reaching out (e.g., individual branches that are
significantly longer or stick out significantly further than the rest of the
tree). |
 |
Branches of any
height should not overhang onto a resident’s or neighbor’s roof or home. |
 |
Branches below 80
inches cannot overhang onto the street. |
 |
Dead branches and
fronds should be removed. |
 |
Dead trees should
be removed and replaced. |
 |
A City of Parkland permit is
required to be included with an architectural request form submitted to the
ARC committee for the removal and/or replacement of hardwood trees to include
but not limited to dead and/or diseased trees. |
Shrubs & Plants
 |
Should be
maintained in a generally even appearance. |
 |
Growth should not
be lopsided to one side. |
 |
Growth should not
be grossly overgrown (e.g., an uncontrolled and unattended “jungle-like”
appearance). |
 |
Dead plants should
be removed and replaced if necessary. |
Hedges
 |
Should be kept
trimmed and maintained reasonably uniform on the tops, sides and front.
to a
height not to exceed 7 feet. All hedges shall be maintained by the person on
whose property the hedge trunk is planted. |
TO CITE,
failure to maintain landscaping in accordance with the above guidelines may be
cited.
**Effective January, 2004:
In response to
complaints and concerns expressed by homeowners regarding the monthly Code
Enforcement Walk-Around and subsequent notices of violations, a number of
changes have been incorporated.
 |
It will no longer
be necessary to landscape around sprinkler pumps and garden hoses.
|
 |
In regards to
garden hoses, it is required that they be maintained in a neat fashion, that
they are on a hose reel, or hung neatly when not in use. |
 |
It is still
required that all equipment such as air conditioner units, HVAC units, pool
heaters and pool pumps be landscaped from street view. This means that
landscaping shall be of the appropriate height and density so as to conceal
equipment from street view. |
