Exterior

Roofs

TO CITE, a roof must have an overall consistent darkened quality to it. It should be noted that there are several different roof types and colors in our community, and roofs should be compared to like roofs.

 

Homes

Homes should be kept mold and mildew-free.
TO CITE, mold and/or mildew must be able to be seen from the street.

 

Driveways

Driveways should be kept clean of dirt, mildew, oil and rust stains.

Paver stones should be stain and weed-free.

TO CITE, dirt, stains or areas where a driveway stain/paint is chipping must be significant and obvious (small paint chips or stains should not be cited) or weeds should be growing through the pavers.

 

House, Trim, Fascia, Window Bands, Rain Gutters, Front & Garage Doors

The color of each individual item should not be faded, spotted, chipped or mildewed.

The color and appearance of each individual item should be uniform and consistent and not to exceed two colors. A third color may be allowed with an ARC approval.

(Note: if the individual items are identified as being in acceptable condition but a concern is raised regarding the color selection(s), color coordination, etc. – the home should not be cited but the concern should be brought to the Architectural Control Committee for review of compliance with any prior paint approvals.)
TO CITE, fading, chips, non-uniformity of color, etc. must be visible for an individual item.

 

Mailboxes

All mailboxes shall be uniform.

All mailboxes and posts must be the same and kept in good condition.

The paint should be even for the entire maibox post including the cement base.

Reflective green vinyl numbers must be affixed to the plate on the mailbox intended for this purpose.

Replacement mailboxes, numbers and posts are to be installed at the appropriate, heights, sizes consistent with the other mailboxes in the community.

The mailbox description is 3" round aluminum tube with the "Weston" single bracket, pineapple finial, decorative basecasting, powdercoated white with green reflective vinyl numbers, and includes 16" concrete ring.

 

The concrete base is painted, and this paint may need to be maintained due to weed whacking, etc.  The paint code for the base color is:

Hurricane/Storm Shutters

No hurricane and storm shutters shall be installed unless the same be of a type approved by the BOARD. Removal of shutters following a storm should be in accordance with the City of Parkland ordinance ( see Sec. 4-62.1 )

 

Sheds

No sheds or other means of outside storage may be constructed upon any LOT.

 

Trashcans & Recycle Bins

All garbage and trash must be placed in closed containers and maintained and so constructed as to render the contents thereof hidden from view from adjoining properties.  No garbage or trash shall be placed anywhere except in containers as aforesaid.  No garbage or trash may be put out for pick-up before 6 PM the night prior to scheduled trash/recycling pick-up.

 

Visible mulch bags, trash bags, ladders, lumber, etc. should not be left outside.

 

TO CITE, trashcans and recycle bins must be easily visible from the street. Citation action should be taken if the same item is noted again at the next month’s walk-around.
